  • Who will be living at the property?
    We provide short-term premium accommodation to business travellers and contractors in the area.
  • Who will pay the rent?
    KO Stays will be fully responsible for paying the rent on an agreed date for the duration of the contract period irrespective of whether the property is occupied or not.
  • Does this qualify the property as an HMO?
    Corporate clients are staying with us as guests and this will not be their principle prime residence, so they do not fall under HMO regulation
  • Is this a form of subletting?
    This is not subletting. Our company will be the tenant. This is a form of company letting and we would be happy to use your company let agreement. We would always recommend that you make sure that the landlord has given permission for us to have clients stay as guests.
  • Can I inspect the property?
    Absolutely. We just need the standard notice of when you will visit so that we can notify our clients.
  • Why should I choose you over a family?

  • Does this impact my insurance?
    Happy to look at this for you and see what insurance covers We have £2m+ professional liability and £2m+ public liability and contents insurance You will only need buildings insurance
  • Who will be responsible for any breakages or damage?
    We want to be hassle free for you and easier than any tenants. We will cover any damages up to the value of £250. Typically, you would cover any boiler or heating issues. Is that fair?
  • Who will be living at the property?
    KO Stays work with local businesses to provide accommodation for corporate clients.

  • Do you provide the names of tenants who stay in the property?
    The agreement is between KO Stays and your letting agency so we are your tenant. You do not need to know the name of our guests as we are wholly responsible for them and they will not be living there as their permanent residence. The guests are not tenants, so you have no obligations under the Right to Rent Act.
  • Can we still do our standard six monthly inspections?
    Absolutely. We just need the standard notice of when you will visit so that we can notify our clients.
